Cape Cod experiences significant challenges to the adequate provision of affordable and attainable housing on Cape Cod that have only become more acute in the wake of the pandemic. The annual median sales price of single-family homes in Barnstable County has increased substantially from $433,000 in 2019 to $789,500 in 2025. The increases in price have slowed somewhat compared to during the height of the pandemic. Closed sales typically increase in the spring months and then level out in the late summer and fall, with 2020 having the largest increase during the summer. The inventory of homes falls off each fall, though the overall number has been slowly increasing each year since a large drop in inventory in 2019 and 2020.
